Company History

 

Victory Capital was established by Chris Martin in Atlanta, Georgia, in early 2003 with its first investment in The Nurses Lounge, a nurse recruitment operation now headquartered in Dallas, Texas.  Other strategic investments have included a start-up regional book publisher, Five Points Press, peer-to-peer lending through Prosper, and numerous real estate investments.

 

Consulting assignments have included strategic planning and management for two regional book-publishing operations, executive search consulting for a wide range of clients in various industries, and board-member participation with a handful of companies. 

 

In 2005 we relocated from Atlanta to Athens, Georgia, and we have expanded our business to include real estate investing with a unique approach to the college town of Athens.  Our service helps both buyers and sellers and provides an excellent opportunity for our private investor network.

We buy houses, and when we pay cash for a house we use private lenders. We pay our private lenders 9% to 12% on notes secured by local real estate.

The real estate market is tough right now.  What can homeowners do to sell their homes? How can buyers get financing if they can’t meet the tougher lending criteria on credit scores, income verification, down payment amounts, and debt ratios?

 

For sellers, our company takes over existing mortgages or brings in private lenders, allowing us to pay homeowners all cash for the properties.

 

For buyers, we offer properties for rent or “for sale by owner” using a variety of unique seller financing programs, such as rent to own or lease with an option to buy. By taking a long-term approach (helping both sellers and buyers) and never relying on banks, business has never been better!
